Property hotspots of Gurgaon: I

Gurgaon was a sleepy town two decades ago which barely existed on National map what to talk of global scene.

Today it has more than 40 shopping malls like Ambience Mall and MGF Metropolitan. Indian HQ of more than 50 MNCs. More than 10 world class hospitals like Medanta, Artemis and Fortis.  Seven golf courses and numerous showrooms of luxury brands like Louis Vuitton, Chanel, BMW and AUDI. Gurgaon has more ultra-luxury residential projects than any other city in India like DLF Aralias, DLF Magnolias, Ireo Grand Arch, Ireo Victory Valley, M3M Golf Estate, Shobha International City & Homestead.

The kind of growth Gurgaon has seen in real estate market in past 10 years is unthinkable. The number of developers operating in Gurgaon has grown from single digit a decade ago to about fifty now. These new entrants are also not small players new to real estate ones but some of very successful players elsewhere like Shobha, Emaar MGF, Hines, 3Cs and Supertech. Some of the biggest business houses of the country who have recently jumped in real estate recently have started from Gurgaon like Mahindra, Godrej, Tata, Bharti, Adani and Indiabulls. FDI backed companies and projects are also plenty like Ireo, Brahma and Experion.

Now these 50 plus developers have launched more than 100 projects in past one year or so. The options are many, budgets are high and buyers are totally lost. An average home buyer doesn’t even know what options are available in his budget in his dream city. If he does know 5-6 options out of probable twenty he is considered to be intelligent. But for decision making he is still dependent on unprofessional brokers or so called property consultants.

To help buyers in decision making we are making an attempt to arrange available data a form a pattern through a series of blog posts. We would discuss property hot spots of Gurgaon in detail their merits and demerits, projects launched and to be launched in these hot spots, their price life cycle and expected appreciation over a period of next 2-3 years. Infrastructure projects that would play a critical role in making these projects a success.

Property hotspots of Gurgaon

A property hotspot is an area which has seen more than 10 project launches by 5 or more builders in past 1-2 years. Property hotspots or residential investment zones of Gurgaon are following:

1)      New Gurgaon – Sector 33 to Sector 37 and Sector 81 to sector 98

2)      Dwarka Expressway – Sector 99 to Sector 115

3)      Golf Course Extension Road – Sector 58 to Sector 70

4)      Southern Periphery Road – Sector 71 to Sector 80

Gurgaon-Sohna road set to emerge as the next axis of industrial, commercial development

Gurgaon-Sohna Road is now the most happening place in Gurgaon. The developing area is well connected to NH-8, Golf Course Extension Road; also, it has excellent connectivity with Gurgaon and the NCR through the Metro line.

The proximity of Roz-ka Meo to Gurgaon, as well as the upcoming Kundli-Manesar-Palwal Expressway, could make the projects on Sohna Road more viable for investors.

 With Manesar and Gurgaon reaching saturation levels for industrial development , new townships on this developing stretch could be the new destination for big industries.

The Haryana State Industrial and Infrastructure Development Corporation (HSIIDC) has acquired nearly 1,700 acres in Roz-ka Meo, about 26km from Gurgaon, to establish a new industrial township on the lines of IMT Manesar.

Here, new projects like Tulip’s Tulip White, Raheja Developers’ Raheja Aranya, EMAAR MGF’s Palm Studio, Tata Housing’s Tata Piramanti, Unitech’s The Villas, Nirvana Country2, South City2, Spire World’s Spire South, Today Group’s Princeton Floors, Bestech’s Park View Spa, CHD Developers’ Avenue 71, etc, have received a good response.

Sohna Road enjoys a niche position in the realty market. It is expected that in the near future, the place will see a capital appreciation of around 15-20 % depending on individual projects and locations.

After a boom in the residential development on the Sohna Road, the area is set to emerge as the next axis of industrial and commercial development like the MG Road.

Since the establishment of industrial model township in Manesar, the whole stretch leading from Gurgaon up to Manesar has seen a rise in industrial and commercial growth. Manesar is now home to some of the biggest names in the industry.

Vijay Gupta, the chairman and managing director of Orris Infrastructure, says: “The availability of land parcels for residential and commercial development is one of the main factors driving development in this location. This has led to rocketing demand and appreciation in property prices on the Gurgaon-Sohna Road.

Proximity to the airport and the planned infrastructural development in educational and hospitality sectors, have also driven prices. Commercial space on this road also commands fabulous prices, which keep going up depending on the location and preferences like floor plan, floor size or the inside area of the building.

After the slowdown, commercial real estate prices were corrected throughout the NCR. Rents have found support at the current level and developers and promoters are expecting the rates of commercial space to appreciate by up to 25-30 %, chiefly owing to national and international retail giants branching out on to the Sohna Road.”

Orris Infrastructure has launched Business Square in Sector 82A, Gurgaon. The project is a premium New Age commercial complex with office spaces and hotels.

The Business Square is over 9.5 acres with a 5-star hotel coming up on 2 lakh sq ft. The project also has office space for upscale multinational offices, budget hotels and a convention centre over 6.8 lakh sq. ft.

Another project close to the Gurgaon-Sohna Road is the recently launched Aranya City by Raheja Developers. CHD Group’s Avenue 71, on 16.5 acres, is a residential project with ground plus 22 storeys located strategically in Sector 71 on the Gurgaon-Sohna Road.

Ravi Saund, the chief operating officer of CHD Group, says: “A majority of the units in the initial phase of Avenue 71 have been booked in a record time. The township offers 2-, 3- and 4BHK apartments with a total saleable area of 15.5 million sq ft. The master planning of the project has been done around the flora rich central avenue to keep the residents in touch with nature.”

Navin Raheja, the chairman and managing director of Raheja Developers, says: “Accessibility and connectivity are huge pluses for any project on the Gurgaon-Sohna Road, as residents will be able to commute with ease and convenience to Gurgaon.

Forthcoming commercial and residential projects on this stretch have allowed homeowners to create their own living scenarios, to be set according to their preferences like cinema ambience, subdued lighting with automatic closing of curtains and adjustment of the thermostat, etc.

The system becomes the home’s brain, allowing users to create various living scenarios by controlling the lighting, the airconditioning , the television and other electronic gizmos at the press of a button.”

Improving infrastructure

Huda has prepared a new road map for the Gurgaon-Sohna Road, which was constructed in 2008, keeping in mind the exploding vehicular movement in the area.

Under this new road map, the existing road will be widened and footpaths will be built on both sides of road. Huda will also widen the 5.25km road between Rajeev Chowk and Badshahpur Chowk at a cost of Rs 44.5 crore.

The stretch is expected to be developed into a commercial and residential hub on the lines of the Mall Mile between IFFCO Chowk and Sikanderpur Chowk on the Mehrauli-Gurgaon Road.

Apart from the carriageways, the project has provisions for service roads, footpaths, a green belt, a three-metre-wide central verge and also a one-metre-wide drainage channel.

Huda also plans to the kickstart the Southern Peripheral Road (SPR) project from Sohna. According to the plan for the project, a 17km-long road, which would be connecting the Gurgaon-Faridabad stretch to NH- 8, would also be implemented through this venture.

Noida Extn Metro no gimmick; execution in two yrs: Authority CEO

The Noida authority on Tuesday said the two Metro lines—one towards Noida Extension and the other towards Greater Noida—it approved on Monday were “part of the government’s sincere and genuine efforts” to provide better connectivity to residents.  

A year ago, when Bahujan Samaj Party (BSP) was in power in UttaPradesh, the authority had “approved” two similar lines. In the last one year, nothing happened on ground but builders rode the Metro wave and wooed buyers. Even before the last government announced plans to take Metro from Noida to Noida Extension and Greater Noida, builders projected a non-existent Metro plan in their broachers.

Asked if the authority repackaged the old plans to help builders once again when real estate is facing tough times, authority’s chief executive officer (CEO) Sanjeev Saran told Hindustan Times, “We’re not working on behalf of builders. We did not allot land to them in Noida Extension. The last government did. There are no elections round the corner for us to sound populist.”

“We’re pretty serious and are writing to the Delhi Metro Rail Corporation to prepare detailed project reports of these two routes. Work will start very soon and we intend to finish at least the Noida Extension line in two years.”

The authority under the last government approved two Metro lines running into 60 km and needing a budget of Rs. 1,200 crore. But till the assembly elections this year they had 10 months to take the plan forward but they did not. They may have had hidden agenda. I don’t know. But we don’t have any intentions to promote real estate,” the CEO said.

“Within two years, 1.5 lakh families will have occupied these two and three-BHK flats in Noida Extension. These people earn between Rs. 40,000 and Rs. 70,000 per month and 80 per cent of them work in Delhi. These are typical Metro users. As it is, as a development authority, it’s our mandate to provide water, electricity and connectivity to our residents,” he said.

“As for the Noida-Greater Noida project, the traffic today might be less than expected but it will go up with time. We will market our project in such a manner that we never face the low-traffic problem,” he said. “It’s a big project and we’re exploring the possibilities of executing it on PPP basis.”

The new plan

The 7-km Noida-Noida Extension route will cost Rs. 1,400 crore. Till Noida Extension there will be two stations.

The 30-km (approx) Noida-Greater Noida route will cost Rs. 8,000 crore.  This will be built on PPP model.

Even prior to that the authority approved a line from Noida to Greater Noida along the Expressway and pegged the cost at Rs. 5,000 crore. The 23-km route was to have 22 stations.

Current challenges

Construction of Greater Noida and Noida Extension lines would face challenges because of agitations by farmers, non-clearance of Greater Noida’s master plan by the NCR planning board and cash crunch.

Builders rode the Metro wave

Even before the last government announced plans to take Metro from Noida to Noida Extension and Greater Noida, builders rode a non-existent Metro wave. They briefed and lured prospecting house buyers into bookings citing “upcoming Metro links” in the property-potential area of Noida Extension.  Several community portals remained abuzz, “letting residents know” “better connectivity” in Noida Extension in “the days to come.” “The Noida Extension Metro route, mentioned frequently in cyber space, was a product of people’s imagination,” said a senior official. In fact, there is no place called Noida Extension in official records. The area being referred to by builders as Noida Extension for obvious reasons (Noida has Metro connectivity) is actually part of Greater Noida
